What Is Window Wall?

By definition, a Window Wall System is an exterior wall system spanning between the top surface of a lower floor slab and the bottom surface of an upper floor slab. The Window Wall is structurally attached and weather sealed to the floor slabs by a base track member and a ceiling track member. In high-rise residential buildings, a popular exterior wall includes two features: (1) spaced apart balconies; and (2) a flat wall between the adjacent balconies.

 

To accommodate these wall features, a mixed wall system often uses a Window Wall system at the balcony areas and a Curtain Wall system at the flat wall areas. This mixed design has created Window Wall-to-Curtain Wall boundary conditions prone to water leakage problems especially when large out-of-construction-tolerances for balcony locations are encountered.

 

We use a different Unit Design approach to eliminate the boundary conditions rather than patch up the boundary condition leaks. The Unit Design provides a Window Wall system with a flat exterior appearance (looking like a Curtainwall) between the adjacent balconies and essentially the same window wall system extended into the balcony areas. This provides a unified, uninterrupted weather sealing system along the base & ceiling tracks going through the balcony areas and the flat wall areas. This eliminates many of the boundary conditions that are the root cause of the leakage problems.

Thermally Broken

Modern Wall’s line of thermally-broken Window Wall products are factory glazed, pressure equalized systems, offered in an Open Joint (hidden) or Captured (exposed) option. Because the system incorporates  flush slab-edge covers, the installed product has the appearance of a Curtain Wall. Perfectly suited for residential applications, the window wall can accommodate operable doors and windows, as well as balconies without causing sealing problems at perimeter boundaries. Multiple system depths can accommodate greater design flexibility.

Conversion Systems

Modern Wall’s mullion conversion technology, known simply as AdaptTech, transforms existing mullions into a Pressure Equalized-enabled system, capable of accepting Modern Wall System’s Unitized Panels. The process is fast, efficient, and green. It also allows for the most secure building possible during the renovation process. The best part is, TingWall can apply this technology to virtually any mullion shape. Contrasted with conventional systems, the benefits of this become immediately clear:

Full Systems

There are renovation projects that may be unsuitable for Mullion Conversion Technology. Common examples are those in which the mullions may not be structurally sound, those that may not have any mullions to convert, or simply the owner’s preference. In cases such as these, we recommend installing new mullions accompanied by Modern Wall panels. This is accomplished with one of two design options:

  • Utilize existing, in-place embeds
  • New Mullion Connection Anchor points
